GB Property Management and Lettings will guide you through the Lettings process from your initial enquiry to the signing of the Tenancy Agreement by our friendly and helpful Team.

All viewings are accompanied by a member of our Team, who will be able to provide full information on the property and local amenities.
Please note pets, smokers and children are subject to the Landlords approval at their discretion.

Tenants Requirements
A Holding Fee, equal to one week’s rental is to be paid on proceeding with a property, at which time the property is held exclusively subject to satisfactory references being obtained. In the event of unsatisfactory referencing or withdrawal by the Tenant from the property, the Holding Fee is non-refundable subject to cost incurred under the Contractual Agreement.
Referencing checks will be carried out on all prospective parties aged 18 or over who will reside at the property as the Tenant(s).
As part of the required checks we will require
- Proof of address – this must be where you currently reside and dated within the last 3 months. This could be in the form of a bank statement, utility bill or council tax statement.
Under the Right to Rent Act Immigration Act 2014, we require Identification:
- Photographic ID – a valid passport, identity card or driving licence and birth certificate
Upon signing the Tenancy Agreement, the balance of funds due is one month’s rent in advance and a Damage Deposit equal to five weeks rental, less the Holding Fee paid
Damage Deposit Information
The Damage Deposit will be held by a Nominated Scheme Provider. The Deposit is returnable at the end of the Tenancy Agreement to the Tenant, provided that the Tenancy Agreement terms and conditions are complied with, and the property is left in a satisfactory condition with fair, wear and tear taken into consideration.

Relevant letting fees and tenant protection information
As well as paying the rent, you may also be required to make the following permitted payments Permitted payments
Before the tenancy starts (payable to GB Property Management & Lettings ‘The Agent’)
Holding Deposit: 1 week’s rent
Rent in Advance: 1 per calendar months rental – less the holding fee
Deposit: 5 weeks’ rent
During the tenancy (payable to the Agent)
Changes to the tenancy agreement: £50.00
Payment of interest for the late payment of rent at a rate of 3%
Charge for the reasonably incurred costs for the loss of keys/security devices: Reasonable costs
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
During the tenancy (payable to the provider) if permitted and applicable
– Utilities – gas, electricity, water
– Communications – telephone and broadband
– Installation of cable/satellite
– Subscription to cable/satellite supplier
– Television licence
– Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages
Tenant protection
